We currently work for many agents and landlords carrying out routine property maintenance in tenanted properties and general maintenance and refurbishments to vacant properties waiting to be re-let.
At Total Services Group we understand that as a landlord/agent you are looking for a cost effective approach to maintenance and that is exactly what we offer. We can provide free of charge quotations based on your own LPI reports or if there has been no LPI carried out we can attend the property blind and quote for the works we think are needed to return the property to a let-able state. We have no problem receiving/returning keys for vacant properties or arranging access directly with your tenants should the property be tenanted.
As we are fully experienced in the rental field we understand the do's don'ts when dealing with tenants and would never discuss or comment on any works required, prices, landlord/agent info etc with tenants. We do our best to re-assure your tenant and will always book appointments to fit in with them. We understand the importance of keeping your tenant happy and work tirelessly towards this on every job. On vacant properties we endeavour to get works completed as quickly as possible so that viewings can be arranged and a new tenant found in the shortest timescale possible.
We are also fully experienced in dealing with 'problem' properties that have been left in a poor condition by the previous tenant. So, dont worry about asking us to view a property that hasnt been cleared/cleaned - we are used to it! And, dont forget we can arrange the complete job from clearing it and cleaning it to painting, carpets, gas cert etc.... to the point where it is ready for viewings!
In addition to carrying out routine maintenance and full refurbishments we also offer a service to landlords which we call Landlord Assister. This service is designed to assist landlords who manage their own properties who need help with viewings, check ins, check outs and periodical inspections. We offer these services on a one off basis with no contract or ongoing commitment involved. So, for example if you were away on holiday or were unavailable when one of your tenants was due to check in or out we would be happy to carry out the check in/out on your behalf for a one off fee. This service could also help you if you were concerned about the condition of one of your properties - we can arrange to carry out a property inspection and furnish you with a full report.
